Mix all ingredients together, just until well combined and lump free. Heat a large nonstick skillet on medium heat. Lightly spray with oil.
Place 1/2 cup of mix into skillet and allow to spread out. When you start seeing bubbles form on the top and a little browning around the edges turn over and allow to cook another minute or two or until the bottom is lightly browned.
Remove from skillet and spread with a little butter. Top with a syrup of your choice.
